이와 같은 부동산 가격 하락은 알막툼(Al Maktoum) 국제공항의 확장 사업이 중단되고, UAE가 소유한 두바이 최대은행이 외국인들에게 전례가 없는 수준의 은행 지분 인수를 허용한 가운데 일어났다.
7월 기준, 두바이 빌라의 가격 평균은 약 46만 달러(약 5억 6,000만 원)로 두바이가 2020년 10월 엑스포 개최지로 선정됐던 2014년도 때의 80만 달러(약 9억 7,000만 원)과 비교해서 크게 떨어졌다.
카벤디시 맥스웰은 “2019년 6월 현재 아파트와 빌라 및 타운하우스 가격은 2015년 9월과 비교해서 각각 21.4%와 22.4%가 하락했다”라고 말했다.
두바이 부동산 가격이 이처럼 낮은 수준까지 하락한 건 리먼브라더스 사태가 일어나고 국제유가가 배럴당 32달러까지 하락한 직후인 2009년 1분기 때 이후 처음 있는 일이다. 당시 두바이 빌라 가격은 평균 54만 5,000달러(약 6억 6,000만 원)로 하락했다.
UAE의 비즈니스 허브인 두바이는 현재 제한된 비행기만의 수용할 수 있는 알막툼 국제공항의 준공 시기를 재조정했다. 이 공항은 중동 지역의 대표 허브 공항인 두바이 국제공항(Dubai International Airport)의 보조 공항 역할을 하고 있지만, 두바이 국제공항의 두 배에 이르는 여객을 처리하는 신공항을 목표로 하여 활주로의 동쪽으로 확장 건설 중에 있다.
작년 세계에서 가장 바쁜 공항이었던 두바이 국제공항을 찾은 여행객은 근 9,000만 명에 달했다. 대부분 북미, 유럽, 아프리카, 아시아 사이를 여행하는 사람들이었다.
한편 두바이 최대 은행인 에미리트 NBD(Emirates NBD)는 불과 5%였던 외국인 지분소유 허용 한도를 20%까지로 대폭 완화했다.
